It depends on many factors, namely quality of finishes slope of land, location and current price of materials. Estimates as of 2025 is approx. US$150/sqft.

There are some good recommended professionals around but it comes with timing and one’s budget, to secure.
I’ve been told that one should be here to build a home?
In my opinion, I would advise that unless you have a good reliable person in Grenada to project manage.
Where is the best location to get one’s return as an investment?
Grenada is all beautiful. The south of the island (Grand Anse, Lance Aux Epines, True Blue, Point Salines) are particular locations targeted because of the hotel belt, SGU campus, and proximity to the airport. Developments on the outskirts, such as Egmont, Fort Jeudy, and Westerhall Point are well-established or growing rapidly.
The outskirts of St. George’s are all quickly growing/being developed locally and from non-Grenadians, as homes, commercial, residential investments.

Which area are lucrative for investment returns?
Depending on what sort of returns you are looking at, it boils down to location, location, location. The south of the island because of proximity to the hotel belt in Grand Anse, Point Salines close to airport, True Blue, Lance Aux Epines, closer surroundings to SGU Campus, are all lucrative investments. Similair to commercial investments which are within similar areas or moving along the south-south-east coast, along Calivigny, Westerhall or surburbs on the main road.
What sort of rents are apartments/houses being asked?
Varies in the south of the island to the outskirts.
1-3 bedroom apartments to houses can range anywhere from US$600 – US$3500, depending on location, location, location, and quality of the rental.
On the outskirts of the capital, this can vary into an approx. asking price of EC$1000
EC$4000 for an apartment or house with 1-4 bedrooms.

What are the costs involved in purchasing property?
For nationals, it is:
- Buying – 2% legal fees, 1% stamp
- Selling – 5% gov’t tax, 1% legal fees
For non-nationals, it is:
- Buying – 10% Gov’t (alien’s license), 2% legal fees (transferal of deed), 1% stamp
- Selling – 15% Gov’t tax, 1 % legal fees
What is the property tax?
- Land tax = 0.002%
- Property tax = 0.003%
Can a foreigner buy property in Grenada?
Only under CBI program or alien's license. The property needs to be identified for sale and a lawyer to represent in the transfer of deed. Documents needed would be police, character + bank references.

How long does it take for a sale to go through?
Can possibly happen within a month with a cash deal, providing the title of deed is clear + legally there are no drawbacks, otherwise approx. 3 months if a loan in to be considered.
